Back-to-Back Closings with Tishman Speyer

Hudson Housing Capital partnered with Tishman Speyer and our LIHTC investor, HSBC, to close 160 Van Cortlandt Park South in the Bronx in December 2024, followed by Edgemere Commons Building A2 in Queens in March 2025. These back-to-back closings reflect a shared commitment to expanding affordable housing across New York City.

160 Van Courtlandt Park South

Hudson Housing Capital partnered with Tishman Speyer to finance 160 Van Cortlandt Park South in Kingsbridge, Bronx. This eight-story building offers 339 affordable units of low-to-moderate-income and supportive housing. The building will include 84 studios, 152 one-bedroom units, 71 two-bedroom units, and 32 three-bedroom units. 237 units are set aside for households with incomes at or below 40%, 60%, and 80% of the AMI, and 101 units will be set aside for households with incomes at or below 105% of AMI. Fifty-three studio units will be set aside as supportive housing for chronically homeless individuals and will benefit from rental subsidies and services provided by Breaking Ground.

This development is expected to be completed in May 2028.

Edgemere Commons Building A2

Building on their first transaction with Tishman Speyer in late 2024, Hudson joined them to close Edgemere Commons Building A2 in Far Rockaway, Queens. The 18-story building will include 244 affordable units, supportive housing for formerly homeless individuals and families, retail space, and on-site services from Breaking Ground.

This development is expected to be completed in July 2027.
