In early 2024, Hudson Housing Capital partnered with Sycamore Birch Management, LLC; D.P. Group General Contractors/Developers Inc.; the NYC Department of Housing Preservation and Development; NYS Office of People with Developmental Disabilities; and Webster Bank for the financing of Bronx Park South in the West Farms section of the Bronx, NY.

CONSTRUCTION TYPE: New construction of a single eight-story residential building.

PROPERTY TYPE: 82 Studios, one-bedroom, and two-bedroom units. A community facility will also be included.

TARGET POPULATION: Households with incomes at or below 40%, 50%, 60%, and 80% of the Area Median Income. Eight units will be for formerly homeless households and 16 units will have a preference for individuals with intellectual and/or developmental disabilities.

PROJECTED COMPLETION: January 2027

Triangle Senior Housing Phase I

Total Equity: $12.5M

The Hudson team is proud to have also partnered with Elon Affordable Housing LLC; the Philadelphia Division of Housing and Community Development; and Citizens Bank on the financing for Triangle Senior Housing Phase I. The property will be the first of two phases on a vacant site located within the Mantua neighborhood of Philadelphia, PA.

CONSTRUCTION TYPE: New construction of a single three-story residential building.

PROPERTY TYPE: 40 one-bedroom units. Common amenities will include a community room, courtyard, a supportive service office, and parking.

TARGET POPULATION: Senior households 62+ with incomes at or below 20%, 50%, and 60% of the Area Median Income. All four of the units at or below 20% will benefit from rental assistance.

PROJECTED COMPLETION: June 2025

JANUARY 2024

Village of Legacy Phase I

Total Equity: $11.4M

Following 6 previous successful LIHTC developments with the Housing Authority of the City of Decatur; Hudson Housing Capital, along with Preserving Affordable Housing, Inc.; the Georgia Housing and Finance Authority; and Bank of America closed on the financing for Village at Legacy Phase I. The property, located in Decatur, GA is the first phase of a planned two-phase new construction project sponsored by the Housing Authority.

CONSTRUCTION TYPE: New construction of seven, two- and three-story garden-style and duplex walk-up buildings.

PROPERTY TYPE: 66 one-bedroom, two-bedroom and three-bedroom units. Amenities will include a community garden and a clubhouse featuring a community room, outdoor gathering area, laundry room, computer room, arts and crafts room, and management offices.

TARGET POPULATION: Households earning between 30%-80% of the Area Median Income. Forty of the units will benefit from rental subsidy.

PROJECTED COMPLETION: September 2025

MARCH 2024

Campanile on Minimax

Total Equity: $16.3M

In early March 2024, Hudson Housing Capital partnered with Kilday Partners, LLC and HUB Housing, LLC; along with the Houston Housing Authority, the Texas Department of Housing and Community Affairs; HUD; and Capital One to successfully close the financing for Campanile on Minimax. The proposed mixed-income development will be located in the Timbergrove neighborhood of Houston, TX.

CONSTRUCTION TYPE: New construction of a single three-story residential building.

PROPERTY TYPE: 117 one-bedroom and two-bedroom units. Amenities include a fitness center, swimming pool, business center, and clubroom, among others.

TARGET POPULATION: 93 of the units will be for households with incomes at or below 30%, 50%, and 60% of the Area Median Income. Of those units, 31 will benefit from rental subsidy. The remaining 24 units will be unrestricted market-rate units.

PROJECTED COMPLETION: January 2026
